K11 Art Mall, Shanghai, China

Located in the heart of downtown Shanghai, the New World Tower was built in the 1980’s and is the tallest building on the Puxi side of the city.The developer retained Kokaistudios to provide architectural and interior design services to renovate the building’s retail podium and transform it into the first flagship in China for its new K11 retail concept centered on the brand values of “Art,
People, Nature”.

Kokaistudios brief was to develop this new bold retail concept while respecting both the requirements of the municipality to maintain significant elements of the original architectural design, and the client’s commercial needs to maximize visibility for the major luxury brand anchor tenants while also displaying the K11 brand in a prominent.

Kokaistudios began its intervention by revolutionizing the buildings’ circulation of six floors aboveground and three floors belowground into “journey of imagination”; asequence of experiences within the building, interwoven with art display areas, public spaces, hi-tech features softened and juxtaposed by living elements and natural materials. Warm woods, bricks, rawnatural stones are laid out in organic shapes and patterns for a strong continuity between interiors and exteriors.

The strong visual integration throughout the six floors of the mall is achieved through the opening of an underground double height atrium at the center of the courtyard, accessible from above through a 280 sqm free-form glass skylight. The luxuriant roof garden, reconverted from a previous parking lot, complements the green façade of inner courtyard and provides the mall an additional outdoor space open to the city, while reducing the heat island effect.

Certified LEED Gold, the K11 space intertwines art galleries, shopping, and F&B and creates new possible scenarios for retail developments in Asia, while providing a brand new space for urban life and activity, enabling city life in harmony with nature.
